Questions, answered.
Everything you need to know before booking your inspection. Don't see your question? Just ask.
How long does a home inspection take?
+
Most residential inspections take 2–4 hours, depending on the size, age, and condition of the property. Larger or older homes may take longer. You're welcome to be present for all or part of the inspection — we encourage it.
How much does an inspection cost?
+
Contact us for current inspection pricing. Pricing depends on the property, including its size, age, and type, and we'll confirm the details with you before booking.
When will I get my report?
+
Clear, detailed digital reports delivered promptly following the inspection. Reports include photos, prioritized findings, and clear recommendations.
Should I be at the inspection?
+
We highly recommend it. Walking through the property with us is the best way to understand the report. We'll show you how systems work, point out maintenance items, and answer every question.
What does an inspection cover?
+
A systematic inspection of the home's major visible and accessible systems and components, including structure, exterior, roof, attic, electrical, plumbing, HVAC, insulation, interior, doors & windows, and built-in appliances.
What is NOT included in a standard inspection?
+
Specialized testing such as radon, mold, asbestos, lead paint, septic, and well-water testing is not part of a standard home inspection.
What is your professional approach?
+
We bring professional training through InterNACHI, a careful and consistent inspection process, and clear communication to every inspection. Our goal is to help you understand the condition of the home so you can make an informed decision.
Can the inspection 'fail' a home?
+
An inspection isn't pass/fail — it's a detailed condition report. We tell you what we found; you and your agent decide what to do with that information.
Do you re-inspect after repairs?
+
Contact us to discuss a re-inspection to review completed repairs, and for current inspection pricing.
How far in advance should I book?
+
Contact us to discuss current inspection availability. If you have a contract deadline, let us know when you reach out.
